I hope that everyone is staying safe and healthy. Despite being home bound, we are maintaining a positive work ethic here at Blue Homes Real Estate. After our sales meeting this morning, I'm happy to share a few messages from our team.
Despite COVID-19 disrupting business days as we all know them, home sales can continue. Yes, some action items might be postponed or executed a bit differently, but we are here to make sure your real estate needs are addressed during this time. Appraisers and inspectors can still externally evaluate a home, and we will be happy to schedule internal inspections for a later date. If you are one of those parties affected by cancellations or postponements, we look forward to rescheduling these tasks as soon as possible, but like everyone we still don't know when that will be (mid-late April, May).
For those people interested in continuing your home search, we are still completely able to submit offers and finalize sales. Of course, the necessary measures are taken when showing houses to ensure potential buyers' health and safety, such as sanitizing door handles before and after tours and remaining in the car while clients walk around the home. In some cases, sellers may not even permit showings at this time, which our team respects 100%.

In court house last week. We analyzed the past 30 days single family sales.The magic number in cape may court house was $143. As of 11/2/19 in past 30 days, the magic number is $141. If you are looking to buy or sell sometime soon, expect to pay or sell for around $141 a sq ft. Again, this is just a bench mark. If the home is 1200 sq ft and its a flip, it will potentially sell for $199 a sq ft.People sometimes will pay more for a smaller house. Of course there are tons of factors that make the sq footage price go up and down. Sometimes, it’s simply the size of the house. Not everyone wants a huge house. A big house equals bigger maintenance bills. Notice in these comps that as the houses get bigger, the sq footage comps go down.
