What it looks like:
7 homes at $500,000 (Cape May County average home sale is $544,000) equals $3,500,000 in sales. At 3% commission that is $105,000 gross. 35% to the brokerage is capped at $35,000. Every deal after that is 90%/10%. If you hit your cap during a deal, your 90/10 split will be paid accordingly. The 10% allows the brokerage to continue to build marketing assets, infrastructure and assist in lead generation.
